Screens, tracks
and the details.

Clean glass behind a grey screen still looks grey. We pull the screens, wash them properly, clear the tracks and sills, and put everything back the way it came out.

  • Screens labeled and reinstalled
  • Tracks and sills cleared
  • Lanai screens available

Screens are half of what you see

A window screen is a mesh filter sitting directly in your view. It catches pollen, dust, salt haze, spider webbing and lawn clippings, and once that load builds up it dulls the light coming into the room and turns the view flat grey even when the glass behind it is spotless.

Clean screens also let the house breathe. On the nights when Sarasota weather is actually pleasant enough to open the windows, a clogged screen is the difference between airflow and a stuffy room.

Washed off the window, not sprayed on it

Blasting a screen while it is still in the frame drives dirt into the mesh and pushes a muddy slurry down glass we just cleaned. We remove each screen, label it so it returns to the exact opening it came from, and wash it on a soft surface with a brush and low-pressure rinse.

Then they dry before reinstalling, so you are not left with damp mesh pressed against clean glass. Bent frames, loose spline and small tears get flagged while the screen is out, which is the only time it is easy to see them.

Tracks, sills and lanai screens

With the screens out, the tracks are finally reachable. We vacuum the grit, scrub the corners and wipe the sills. This is the step that makes the result last: a track full of sand and dead bugs washes right back down clean glass with the first heavy rain.

Pool cage and lanai screening is a bigger job and we quote it separately, but the principle is the same. Get the mesh clean, get the tracks clear, and the whole enclosure reads brighter from inside the house.

On the job

Tracks, before and after.

Grit, sand and bugs cleared out of the track by hand.
Clean white window track and sill after detailing
The same track after: clean corners, clean sill, nothing left to wash back down the glass.

How it works

What the visit looks like.

01

Remove and label

Each screen comes out and gets marked so it goes back into the exact opening it came from.

02

Wash and dry

Brushed and rinsed off the window on a soft surface, then left to dry so no damp mesh touches clean glass.

03

Tracks, then reinstall

Tracks vacuumed and scrubbed, sills wiped, screens reseated and checked for fit.
